POSITION OVERVIEW The Design & Services Manager at Hickory plays a critical role in integrating comprehensive design management with a strong background in building services to ensure seamless project delivery from planning through to construction and handover. This role ensures that design and services disciplines are fully coordinated, compliant, and aligned with Hickory’s project and business goals. It demands technical knowledge in services disciplines, paired with design coordination capabilities, to manage complexities across mechanical, electrical, hydraulic, and architectural domains. The Design & Services Manager is a central point of leadership for both design and services teams, overseeing design development, services procurement, coordination, commissioning, compliance, and innovation. RESPONSIBILITIES Manage and oversee the integrated design and services process from early design through to project completion. Provide expert guidance on the implications of services and design decisions during planning and throughout construction. Coordinate and review services and architectural documentation to ensure constructability, compliance, and consistency. Lead coordination workshops with stakeholders including consultants, services subcontractors, and internal teams. Ensure that the Hickory Way® and HSE obligations are incorporated across all design and services outputs. Conduct value management exercises for services and design scopes to ensure optimal commercial and functional outcomes. Oversee commissioning strategies and services handover documentation with clear alignment to construction program milestones. Support procurement and tendering processes for both design and services scopes, ensuring clarity in trade packages. Review and maintain design and services schedules to ensure delivery in line with construction and authority requirements. Liaise with clients, authorities, consultants, and subcontractors to resolve design and services challenges. Manage services design change registers, SiD obligations, and regulatory compliance processes. Participate in risk assessments related to design decisions and services integration. Lead quality assurance processes and ensure services installations are monitored for compliance with design intent. Oversee and coordinate commissioning of building systems to support smooth transition to occupancy. Provide input into sustainability and innovation initiatives related to both design and building services. TO BE SUCCESSFUL IN THE ROLE Bachelor’s degree in Engineering, Construction Management, Architecture or a related field 8 years of combined experience in services management and design coordination within commercial construction Proven ability to lead coordination of services disciplines (MEP, fire, hydraulics) in complex projects Strong understanding of compliance standards, building codes, and services-related regulatory processes Experience managing design processes and documentation from pre-construction to handover Demonstrated ability to lead commissioning, value engineering and risk mitigation initiatives Skilled in stakeholder communication, including client, consultant, subcontractor, and authority engagement If this sounds like your next opportunity, we would love to hear from you as soon as possible!
