Our opportunity As Senior Retail Leasing Executive , will primarily be responsible for the leasing of Retail in Mirvac’s Office portfolio and CBD retail. You will identify, strategise and maximise leasing and new retail income across the responsible asset/s within the portfolio that create optimal retail mix, drive performance and deliver outstanding asset returns and value to investors. Delivering on true partnership for our retailers and operators and exceptionally memorable experiences for our customers, guests and communities. Your responsibilities: Under the leadership of the National Manager deliver on performance and deliverable targets that reduce/minimise vacancy and downtime and manage overall performance by: Preparing proposals and providing information to prospective partners and proactively sourcing and identifying new leads; Acting as the primary contact for all lease negotiations and renewals for the entire partner journey and accurately input and maintain the information in Salesforce; Proactively reviewing rent market rates and adjusting accordingly with relevant approvals; Development of strategic leasing plans and delivery of outcomes for the asset. Continuously review and refining the Asset/s Strategic Leasing Plan to ensure budget and overall vision for the Asset is achieved. Developing and presenting annual leasing budget, precincting and ensure inclusion of strategy in SAP’s. Contribute to assessment and strategy for adaptive re use & introduction of other uses for the Retail Portfolio. Exploit growth industries being digital natives, health, wellbeing education and at a point entertainment. Contribute to masterplans, mixes and operational and activation strategies for Mirvac Mixed Use projects which require Retail expertise as needed. Actively work with the Revenue and Partnership Solutions Manager to resolve solutions for delivery of our Multi Model Monetisation, New uses and New Solutions strategy. Including: Collaborate with We Show and Maker Space (Partnerships and Commercialisation team) to deliver new uses, new models and new brands both pureplay and multimodal in Retail and Commercial Property Assets. Work with the Tenancy Coordination and Retail Design team to ensure all tenancy fit-outs, alterations and works are completed safely, in accordance with the plans and on time. Support and provide strategic recommendations to Marketing for strategic brand programs, multi channel media and comms, digital and guest journey, partnership and collaboration actions. Deliver on retailer and future operator relationships in allocated asset. Relationships must be a genuine and ongoing one, facilitating solutions to revenue strategy and complex repositioning opportunities for assets both operationally and future development. Your point of difference Indicative industry experience guide: 7 years. Proven track record of Retail Leasing and significant partnership and partner management capabilities. An innovator with the ability to think outside the box to resolve asset repositioning and performance goals. Proven track record in building a strong external network and relationships which lead to new business. Solid commercial/financial acumen with experience in the preparation of strategic leasing and revenue plans, business cases and recommendations. Proven ability to consistently hit and exceed KPIs and revenue targets. Proven track record of achieving results through influencing and relationship skills. Entrepreneurial and curious mindset with a keen interest in accelerating business outcomes. Excellent decision making, influencing, presentation and negotiation skills. Ability to think strategically, adapt to change, deal with ambiguity and complexity. Exceptional communication (written & verbal) and interpersonal skills.
