Senior Administrator - Property Management — Chermside, Brisbane

Are you an experienced administrator with expertise in property management and trust accounting? Reports to: Head of Asset Management Role Overview: The Senior Administrator will play a critical role in supporting the Head of Asset Management and the Property Management Accounts Department. This position involves managing compliance tasks, budgeting, creditor relationships, tenant responsibilities, and assisting with various administrative and account management duties. Key Responsibilities: Property Management Tasks: Work closely with the Head of Asset Management Ensure compliance with fire servicing, air conditioning, insurance, and tenant obligations. Oversee budgets and collaborate with key creditors, sourcing new ones as needed. Perform budget reviews to ensure property maintenance and meet expectations. Maintain accurate file management and released diary records. Assist with property management administration and explore new business opportunities. Generate monthly reports and manage the critical dates calendar. Provide support to Property Managers for budgeting, reconciliations, and accounting issues. Prepare and distribute monthly owner reports. Cover Property Managers' portfolios during their absence. Property Management Accounts: Calculate and prepare annual rent review correspondence. Manage lease expiry details and correspondence. Assist with property budgeting, reforecasting, and new property setups. Support critical date management and handle account queries. Streamline processes and train team members to improve efficiency. Report on KPIs and departmental income to senior management. Manage accounts during the account manager’s absence.
