Reporting to the General Manager, Shopping Centresthe Property Manager willmanage the Suburban Shopping Centre assets of Park Centre, Melville & Sunshine Harvester on a full time permanent basis in accordance with the business plans and in line with Hawaiian’s policies and procedures. Key elements include proactive property management, strategic planning, implementing strategies and nurturing meaningful relationships with partners and identifying and recommending opportunities to add value to the assets. Essential Duties Essential duties include, but are not limited to, the following: Team Management Effectively lead, manage, and guide the asset team including Marketing, Operations, Leasing, Tenancy Delivery, Projects, and Finance to deliver the asset strategy. Direct people management of Assistant Property Managers and Customer Service Officers including resourcing, management of performance & behaviour and training & development. Property Management Ownership of the development, delivery, and ongoing review of the asset strategy including delivery of financial targets, leasing deliverables and the capital investment program. Responsible for the customer experience including customer journey, presentation, BHS, and property inspections. Responsible for meeting performance metrics including NPS, leasing, OPEX, CAPEX, operations, tenancy coordination, traffic, sales, and market share. Financials Ownership of the financial performance of the relevant assets including NPI, NCF, arrears management and valuation. Oversee, monitor, and manage variable outgoings, to ensure delivery of good quality services to the asset, at the best possible cost. Business Practices Management and delivery of Suburban OKRs. Oversee accurate and timely administration obligations including critical dates and cashflow management for key leasing, CAPEX, OPEX, tenancy coordination and marketing activities. Oversee all compliance responsibilities in line with the Retail Act and share with the team. Qualification Requirements Minimum 5 years’ experience in relevant property management, retail, and financial management. Experience in the interpretation of retail leases. Knowledge and understanding of the retail industry, including occupancy costs, gross profits, mark-ups, leasing, FM, marketing, and turnover sales reporting Knowledge of the Commercial Tenancy (Retail Shops) Agreements Act. Current and up to date DMIRS Registered Sales Representative or Property Manager licence Skills and Attributes you will possess; Ability to exercise logic and sound judgment Strong communication and interpersonal skills with the ability to attend to queries and chase arrears Strong written communication skills with the ability to maintain accurate and timely reports Strong organisational skills, including the ability to effectively prioritise and manage multiple tasks and deadlines whilst ensuring attention to detail Ability to work collaboratively and effectively as part of a small team environment and also show initiative and work independently when required Take this opportunity to advance your career with a highly successful company that believes its best investment will always be its people.
