Your Role I’m currently seeking a talented and experienced construction professional to take on and lead the pre-construction activities for this business. As the Pre-Construction Manager, you will play a crucial role in the early stages of the projects, overseeing all aspects of planning and preparation before construction begins. You will collaborate with various stakeholders to ensure that projects are delivered on time, within budget, and according to their quality standards. Your Responsibilities - Lead the pre-construction phase of projects, including site assessment, feasibility studies, preliminary design development and procurement. - Coordinate with architects, engineers, consultants, and subcontractors to develop project plans, budgets, and schedules. - Conduct thorough research and analysis to identify potential risks and opportunities for each project. - Manage the bidding process for subcontractors and suppliers, ensuring competitive pricing and adherence to project requirements. - Work closely with the development team to evaluate project proposals and make recommendations based on cost, feasibility, and market trends. - Collaborate with local authorities and regulatory agencies to obtain necessary permits and approvals. - Provide regular updates to senior management on project progress, budget forecasts, and potential issues. - Implement best practices and innovative solutions to improve efficiency and effectiveness in the pre-construction phase. - Lead value management discussions through your knowledge in design management and building methodology. Your Experience - Bachelor's degree in Construction Management, Architecture, or related field. - Proven experience as a Pre-Construction Manager, commercial building Design Manager or similar role in commercial construction. - Strong knowledge of construction methods, materials, and building codes. - Excellent project management skills with the ability to prioritize tasks and meet deadlines. - Exceptional communication and negotiation skills, with the ability to build and maintain relationships with stakeholders. - Proficiency in project management software and Microsoft Office Suite. - Ability to analyse complex data and make informed decisions. - Detail-oriented with a focus on quality and accuracy.
